Know the difference
Dual key vs dual living
Dual key means two separate, self-contained homes built together on one lot. The Stuart is the true dual key on this page: two two-bedroom homes, each with its own garage.
Dual living means a main family home plus a second self-contained dwelling, such as a front suite with a kitchenette, or a smaller home alongside. The other eight designs on this page are dual living.
What the rules say. In Western Australia, a second self-contained dwelling on the same lot as a single house is usually approved as an “ancillary dwelling” under the Residential Design Codes. The standard deemed-to-comply limit is 70m² of floor area, plus an extra parking bay. Councils can add their own requirements, and some treat anything over 70m² as needing approval that isn’t guaranteed. On one title the second dwelling normally can’t be sold separately. Two full homes on one lot, or separate titles, follow different planning pathways.
What that means for you. Whether a design works depends on your lot: its size, zoning, council, bushfire rating and sewer access. I check all of that before you commit, so you know before you spend anything.
